Bookings Only Service (15% Commission plus VAT):

With our bookings only service, we take care of the reservation process from start to finish. We handle booking inquiries, manage reservations, and coordinate with guests. Owners and landlords retain control over servicing the booking, including housekeeping, linen and maintenance. We simply facilitate the booking process and charge a competitive 15% commission on the net booking amount.

Fully Managed Service (20% Commission plus VAT):

Our fully managed service offers a comprehensive solution for property owners seeking complete peace of mind. We handle all aspects of property management from bookings to maintenance, allowing owners to enjoy a hands-off approach through our end-to-end service.

Included in our fully managed service:

• Booking management and guest communication.

• Housekeeping services to ensure the property is clean and well-maintained

• between guests.

• Linen supply and laundry management.

• Maintenance coordination, including repairs and regular inspections.

• Pricing management

• Processing and managing guest booking payments

• 24/7 emergency on call service

• Arrangement of housekeeping services

• Arranging Maintenance services

• Arranging supply of sundries, tea, coffee sugar, basic cleaning supplies, etc.

• Supply of bed linen and towels

• Manage guest damage deposits where applicable

• On-board Property with main OTA’s (Airbnb, Booking.com)

• Schedule compliance reminders

 

Note that owners/landlords are responsible for covering the costs of housekeeping, linen, and maintenance, while we oversee the day-to-day operations. Please see attached info for estimated costs on this.

NOTE: under Bookings only and Fully managed services OA commissions will be charged (plus VAT) on the net rental value of each booking taken.

In determining the “rental value of each booking”, OA will first deduct any commission charged by a third party website in relation to that booking. For example, if the gross booking value is £1,000 and the third party website charge is £30, the OA commission will be the agreed commission rate (plus VAT) of £970.
